| Q: Must a buyer use a preferred builder? | |
|
A: No. Buyers do not have to use preferred builders but their use is strongly recommended. Buyers may use other "approved" builders on a case-by-case basis. The intent of the declarent is to have very attractive appearance of
the homes. Average looking or "tract" homes will be excluded. Both preferred builders and approved builders must have each home's preliminary house plan approved by the ARB prior to purchase on a lot.
The ARB will scrutinize each house on its own but it stands to reason that a buyer using a preferred builder known to produce quality custom homes will have a much easier chance of getting through the ARB process than a buyer who chooses a builder with prior history of building tract homes or other wise totally unknown to the ARB staff. |

| Q: Will there be an amenity? | |
| A: The amenity site will be located adjacent to the North side of the entrance providing a buffer against future commercial development.. A tennis court, playground and a Spanish mission style clubhouse will start construction in the near future. | |
| Q: What are the future plans for the property to the east of Casabella adjacent to Wickham Avenue? | |
| A: This land is owned by the declarent and is zoned commercial. Currently the land is being designed as an upscale professional park of eight separate buildings in the range of five to seven thousand square feet. This project is designed to retain many of the existing trees and will have a similar architectural theme to the residential entrance. A section of land adjacent to either side of the entrance on Casabella Place will have a protective easement such that many of the existing trees cannot be removed. | |
| Q: Will there be fountains in all the lakes? | |
| A: Yes. The back two lakes are entirely enclosed by lots and therefore the cost of maintenance for those fountains will solely be the responsibility of the lot owners facing the lake. The fountains in the front two lakes will we maintained by the community. | |
| Q: What type of mailbox is required, and where do I obtain one? | |
| A: Custom mailboxes may be obtained through the CasaBella office. | |
| Q: What about the gate? | |
| A: The gate will be constructed with an architectural guard house at the same time the amenity is built, beginning in the very near future pending county approval of the site plan. | |

| Getting past the ARB hints: Use a preferred builder. Do not put a bonus room above the garage. Use a designer or architect to create your house plans. Several recommendations are available on request. | |
